Sunset Acres Resort is located on the east shore of Last Mountain Lake just south of the historical hamlet of Arlington Beach and approximately 30 minutes north of Rowan's Ravine Provincial Park. The towns of Govan and Strasbourg, Saskatchewan are minutes away and offer full services for financial, educational, medical and other daily needs. Sunset Acres is also a little over an hour northwest of Regina, about two hours southeast of Saskatoon and less than two hours from Moose Jaw and Yorkton. Each lot has a building area which meets or exceeds the province’s 1:500 year flood plain elevation. This helps to ensure your lake home should not be affected by any high water. Electrical power and natural gas lines are at the property line with some lots also including the lot approach and culvert. The long term plan includes a potable water and sewer system engineered for the whole development. As of 2019, some of the provincial approvals for these services are already in place.

Sunset Acres Resort offers three varieties of building lots; lakefront, marina and water canal. All lots are 75 feet in width and range between 230 to 300 feet in depth. The typical total size is 0.4 to 0.5 acres. The marina and water canal lots are graded to allow for a walkout basement should that be desired. Canal lots are surveyed to provide the opportunity for some lake views. There is about a mile of natural shoreline providing each lakefront lot with its own sandy area.

Sunset’s 14 acre inland marina has a protection berm separating the marina area from the lake and the natural beach. The development plan is to connect the inland marina and water canal by an underpass, thereby allowing canal owners to bring their boats to their property. The marina is typically 12 ft. to 14 ft. deep and has a 100 ft. wide channel leading out to the lake. The secured boat launch has a 16 ft. by 120 ft. concrete pad with an access dock. The marina lots have the ability to allow private owner docks and there is room for marina slips along the west berm side. There is a gravelled parking area along the north end of the marina.

Over time, there are two park areas to be developed within Sunset Acres. One of these is at the north end of the canal lots and the other is off the marina parking lot along the north edge of the beach. As of 2019, an annual tree planting program has planted about 500 trees around the area.

The west facing development provides for enjoyment of the revered Saskatchewan sunsets. Sunset Acres features minimal artificial lighting so that residents may enjoy the vastness of the night sky. The development has architectural controls in place to provide consistent building quality and a home owners association is also in place to ensure the future maintenance and operation of Sunset Acres’ amenities.
